Collins achieved the successful delivery of the refurbishment and transformation of 18 Mole Business Park, on behalf of our client Patrizia SE and in collaboration with project partners.

 

The project, an expansive 98,000 sq. ft. multi-use commercial and medical facility situated in Leatherhead, Surrey, consisted of a full strip-out of the existing 1980s building back to its shell and core. This was followed by a Cat A office refurbishment, involving upgrading toilet cores and circulation areas, and the complete renewal of mechanical and electrical engineering services, including primary plant and equipment. Subsequently, a Cat B office refurbishment was also undertaken, which provided cellular offices, meeting rooms, catering facilities, and additional mechanical and electrical engineering services adaptations.

The project also entailed the complete removal and renewal of external façade finishes and associated fabric/frame repairs. An upper-floor open terrace area was infilled to extend and provide additional office accommodation at the first-floor level, while all roof coverings were replaced, and the ground-floor office accommodation was extended and enlarged within the former lower ground floor warehouse/storage area.

Furthermore, a new main core construction and entrances were built to enhance accessibility, and the former lower ground floor warehouse was converted to provide additional car parking space. Finally, the project involved extensive external works, landscaping, and services to create a visually appealing and functional environment surrounding the building.

The refurbished office complex now offers cutting-edge facilities, promoting productivity, sustainability, and well-being for its occupants. The collaborative efforts of the exceptional team have set new standards for the business park, positively impacting the surrounding community and beyond.

Key Challenges

Façade Fire Safety Design

We achieved the necessary fire safety requirements for the distinctive facade, featuring an expansive wing structure, through intricate design endeavours and seamless collaboration. This resulted in the project team successfully delivered a finished product that impeccably aligned with the envisioned architectural vision.

Seamless Internal Staircase

The development of the internal staircase, accentuated by a continuous balustrade and LED luminaire, demanded an unwavering commitment to precision and meticulous attention to detail. Through seamless collaboration with all design parties and thorough sample mock-ups, we successfully brought the envisioned design to life, achieving an impressive, finished product.

Complex Retaining Wall Installation

Our team effectively managing the installation of a complex retaining wall adjacent to a Thames Water asset while ensuring minimal disruption to local road access and addressing unforeseen ground conditions. We executed the project in accordance with the established programme, resulting in a finished product that fully met the requirements, with minimal disruption caused.

Change Control Measures

Throughout the design process, several design modifications were introduced, such as, clinical infection control, enhanced security measures and room layout changes. As a consequence, adjustments to wall cladding, ceiling, floor, and paint finishes were necessary to ensure compliance with the end users' requirements.

Sustainable Initiatives

Sustainability was a key aspect of the project, encompassing various aspects of the design. We incorporated PV panels to harness renewable energy resources, eco-friendly lighting to adhere to local wildlife requirements, and sourced sustainable materials like FSC timber. Through collaborative efforts with the design parties and our suppliers, we successfully fulfilled the project's needs, culminating in a finished product that met all sustainable requirements.

Meeting U-Value Requirements

The project's dedicated pursuit of meeting the necessary U-values for an existing structure required close collaboration with design teams and specialist suppliers, to ensure compliance with acoustic and fire integrity requirements, particularly in the internal car park areas.
