Collins completes 50 Floral Street on behalf of The Crown Estate

Collins Construction has completed the refurbishment of 50 Floral Street on behalf of Royal London Asset Management, delivering a 16,100 sq. ft enhanced Cat A workplace in the heart of Covent Garden.

Working alongside Atelier Ten, Buro Happold, Gardiner & Theobald, Garnett Architecture, HartDixon, Heyne Tillett Steel and KrasenLach, the project has repositioned the building to meet the expectations of modern occupiers while preserving the character that defines this prominent Floral Street asset.

A key aspect of the brief centred on retaining and celebrating the building's existing fabric. Throughout the refurbishment, the team revealed and restored a number of original architectural features, including exposed brickwork, timber beams and roof trusses, ensuring the building's warehouse heritage remains visible within the finished workspace.

Alongside the restoration works, Collins delivered a comprehensive programme of upgrades to enhance the building's performance and longevity. These included the refurbishment of the roof, upgraded upper-level windows, improved insulation and new cladding, together with the addition of new balconies to create valuable external amenity space for future occupiers.

The internal spaces have been carefully designed to balance historic character with contemporary workplace requirements. Repurposed Crittall windows have been transformed into a suspended feature within the reception area, providing a distinctive arrival experience while reflecting the building's industrial heritage.

The completed scheme provides high-quality boutique workspace within one of London's most sought-after commercial locations. By combining sensitive restoration with targeted modern interventions, the project has reaffirmed the building's character while ensuring it is well placed to meet the needs of future occupiers.
