Railpen's vision realised at 4 Coleman Street

Collins has completed the £12m fit out and refurbishment of 4 Coleman Street on behalf of Railpen, transforming the 60,000 sq ft building into a contemporary workplace with enhanced wellbeing facilities throughout.

Delivered within an occupied asset, the project required a carefully phased 56-week programme developed in close collaboration with Tuffin Ferraby Taylor, Barr Gazetas and Cundall.

The scheme involved an asset-wide upgrade from basement to fourth floor, combining Cat A fit outs across levels two to four with Cat B workspaces on the ground and first floors.

A key feature of the project was the transformation of the existing entrance. Significant structural alterations were undertaken to open up the reception and create a welcoming arrival space, while improving the building's presence at street level and providing a new co-working environment for occupiers.

The workplace is supported by a fully integrated wellbeing offer, including a Pilates studio, gym, cycle storage and end-of-trip facilities, creating a more balanced and user-focused experience for tenants.

Underpinning the refurbishment is a design-led approach, supported by upgrades to the building's MEP systems to improve long-term performance, flexibility and occupier comfort.

The result is a high-quality workplace that combines modern amenities, enhanced wellbeing facilities and adaptable workspace, helping to meet the expectations of today's occupiers while supporting the building's long-term future.
