The Collins team is proud to announce the completion of the full refurbishment of 3 Clifford Street, a six-storey mixed-use building in the heart of Mayfair originally built in the late 19th century.

Collins has been working with The Pollen Estate for the past 18 months delivering two high quality office schemes in Mayfair – 3 Clifford Street and 33 Cork Street. Both schemes involve complex, structural alterations to extend and enhance the existing period buildings for future office occupiers. The Collins team is working alongside Buckley Gray Yeoman and Hanover Cube on both schemes.

                                                      

At 3 Clifford Street the team completed challenging structural alterations to increase the floor area of all four office floors to create a premium office space in one of London’s most desired areas, whilst restoring the character of the building.

To extend the office space, the team reconfigured the floors by removing all internal partitions and chimneys to create an open plan and high quality space. The team also infilled a rear lightwell to create a new rear extension that houses the WC core, in turn providing additional net internal office space. The team then faced the new rear extension in white glazed bricks to match the existing material of the rear elevation and surrounding buildings.

                                                       

Other structural works included the removal of internal partitions within the retail spaces and the construction of an internal link between the ground floor and basement. Collins also replaced all mechanical and electrical systems throughout the building to improve its overall energy efficiency.

The team refurbished a total of 4,300 sq ft of office space across the upper four storeys, and 2,300 sq ft of retail space across the ground and lower ground floors.

With the building being located within the Mayfair Conservation Area, the team carried out non-intrusive repairs and replacements to the facades to retain its historic Mayfair character.

The project achieved a BREEAM rating of very good.

The team is currently on-site at 33 Cork Street delivering a similar refurbishment to the building, which is due for completion in Q2 2022. Read more about the projects here.
