Refurbishing a Covent Garden landmark for modern occupiers.

50 Floral Street is now a 16,100 sq. ft enhanced Cat A workplace that carefully balances heritage character with contemporary occupier requirements. Delivered on behalf of Royal London Asset Management, the refurbishment has revitalised this prominent Covent Garden asset while preserving the architectural features that define its identity. Working alongside a multi-disciplinary consultant team, we have delivered a comprehensive programme of restoration and upgrade works, creating a high-quality boutique workspace that celebrates the building's warehouse heritage while enhancing its performance, longevity and appeal for future occupiers.

    Preserving historic character while enhancing building performance.

    A key objective of the project was to retain and reveal the building's original fabric. Exposed brickwork, timber beams and roof trusses were carefully restored and integrated throughout the completed workspace, ensuring its heritage remains at the forefront of the occupier experience.

    Alongside these restoration works, the team delivered upgraded upper-level windows, a full roof refurbishment, improved insulation and new cladding, together with the addition of new balconies. Internally, repurposed Crittall windows were reimagined as a distinctive reception feature, creating a contemporary arrival experience that reflects the building's industrial past while supporting its long-term future
