We're complete on 11-12 Pall Mall, and it is fantastic to receive such feedback from our client, The Crown Estate.

'Situated in the prestigious St James’s Conservation Area, this elegant Grade II listed building required a sensitive modernisation to align with The Crown Estate’s product standards. To achieve this, a full refurbishment of both the exterior and interior was undertaken. Internally, our design approach focused on honouring the building’s historic character while thoughtfully incorporating modern amenities. Enhancing energy efficiency and prioritising sustainability were also key objectives. In collaboration with Collins Construction, we have delivered a meticulously finished space that meets the market’s expectations for high-quality managed office space.'

Working with our partners, and alongside Threefold Architects we have delivered 10,000 sq. ft of premium, sustainable office space on behalf of our client.

This fit out has transformed a Grade II listed Edwardian building into high quality managed office space in one of London’s most prestigious locations.

A complete replacement of services and the refurbishment of the original stair core and entrance reception have honoured the heritage of the asset; the restoration and replication of original coving throughout creates intricate detailing across the high ceilings.

With extensive upgrades to the ground floor and basement, the team has delivered a high-quality new entrance, contemporary end-of-trip facilities, and enhanced amenities throughout.

Repairs to the Portland stone façade have further preserved the frontage and ensures the building is in keeping with its neighbours, while enhancements to the roof terrace supports the surrounding urban biodiversity.

Dick Humphreys, Project Director, Collins Construction, said: 'The challenge of 11-12 Pall Mall is in delivering structural alterations within the constraints of an historic asset and doing it with the precision to then enable a high-quality managed office fit out. Working closely with the Crown Estate and Threefold Architects, our team has delivered a highly detailed and technically challenging refurbishment that respects the building’s heritage while creating a flexible, modern workspace for future tenants.'
