We have been appointed to deliver a 60,000 sq. ft, high-quality Fit Out to 4 Coleman Street in the City on behalf of new client, Railpen.
This multi-phased programme will transform the reception, workspaces and back of house enhancing the asset for the market with a series of high-end amenities.
Works will span basement to 4th floor, with high-spec Cat A finishes and a Cat B Fit Out to the ground and first floor, as well as an upgrade to the MEP systems - improving the building’s sustainability and overall user experience.
A significant focus will be the development of a new reception with breakout space, fluted concrete panels, and a new flush façade to enhance the building’s Coleman Street entrance.
In the basement, the team will create a gym and end-of-trip facilities with cycle store and changing rooms.
With tenants remaining in place on floors five to seven, and tight external logistics, the team’s careful phasing and coordination will be a defining strength of the programme.
