And we’re complete. The team has completed a stylish and high end, 52,000 sq. refurbishment and fit out at 63-66 Coleman Street, Moorgate, on behalf of CLI Dartriver.

This seven-storey Grade A workspace brings together three buildings from the late 19th century, 1950s and 1970s, reimagined as a coherent and contemporary development that blends heritage character with modern architectural expression.

Working closely with our partners, Emrys Architects, exigere, FLATT Consulting, Sweco, FMDC Ltd and Heyne Tillett Steel, the project places strong emphasis on its architectural finishes in both Cat A and Cat B areas.

Raw concrete, exposed soffits, expressed stair cores and precisely detailed junctions create a clean, minimalist space that showcases high-quality craftsmanship throughout.

Our scope included a full transformation of the asset: preserving the 19th-century façade of 63 Coleman Street, creating dual frontages seamlessly linked on Coleman Street and Moorgate, and the undertaking of significant structural reconfiguration with an upgrading of the M&E systems.

Across the floors, new heritage sash windows, carefully executed stonework, and exposed structural elements amplify the building’s clarity, while the double roof terraces offer striking views across the City.

Through meticulous restoration and thoughtful modernisation, the architectural legacy of this asset remains, now elevated for 21st-century working.
