We have completed our 17,500 sq. ft fit out, 1 Vine Street, on behalf of The Crown Estate, delivering a hospitality-influenced workspace defined by a clear architectural language and high-quality finishes.
Delivered in just over 18 weeks and developed from Stage 2 in collaboration with architect Basha Franklin, the project brings together a flexible Cat A workspace on Level 3 and a crafted Cat B environment on Level 4, designed to transition seamlessly into a hospitality-led setting.
The completed spaces feature bespoke joinery, distinctive lighting, carefully selected finishes and integrated planting, creating environments that support both operational performance and tenant experience.
Through a one-team approach, the project enabled close alignment with the client and agents and ongoing engagement across the design process. By adopting a Design & Build-led model, the team aligned design, technical coordination and delivery from the outset.
Combining our deep knowledge of building fabric and delivery with Basha Franklin’s workplace design ethos ensured buildability, performance and quality were embedded early rather than resolved late, creating a space built for long-term performance.
This close working relationship was critical, as the building remained partially occupied throughout, requiring thoughtful planning and precise coordination to ensure a smooth and uninterrupted delivery. In just over four months, the space has been brought to market by a team delivering at pace without compromise on quality, establishing one of The Crown Estate’s newest flagship workspaces.

Collins and Basha-Franklin joined forces to deliver the refurbishment project of the part-third floor, part-fourth floor, and reception at 1 Vine Street. Pairing a traditional contractor with an architect on a D&B contract can introduce certain risks; however, the two teams collaborated effortlessly, shaping the design and executing the project with clarity and cohesion. Although the design was carefully considered in all areas and beautifully executed, the Cat A+ fit-out on the fourth floor is the undeniable highlight. Basha-Franklin beautifully layered various textures in an interesting but harmonious palette, creating a scheme that feels both distinctive and balanced, while Collins upheld a consistently high standard of workmanship across all finishes. Throughout the process, Collins remained proactive and solution-focused, addressing challenges as they arose and navigating the complexities of working within an occupied building.”
