A £9.3 million refurbishment on behalf of Derwent London, delivering a renewed workspace in Old Street, EC1.
We have transformed Oliver’s Yard through a comprehensive upgrade of the courtyard, reception, basement and key office floors, redefining the arrival and amenity experience for tenants. The scheme combines a modern Cat A workspace with a fully reimagined reception featuring timber flooring, brass-detailed joinery and specialist Italian sliding screen doors. A refreshed Level 4 office and terrace bring light and openness to the upper floors, while new end-of-trip facilities and a redesigned basement enhance everyday functionality.
The project introduces a vibrant new courtyard with renewed landscaping, planting, paving and lighting, creating a calm green space at the centre of the building. Inside, the reception has been completely redesigned, with refined materials, bespoke joinery and improved circulation setting a high-quality tone for the workspace above. On Level 4, a full Cat A fit out and revitalised terrace provide flexible, light-filled workspace supported by upgraded services, new finishes and refreshed flooring.
Across the building, enhanced amenities, including showers, changing facilities and basement upgrades, create an improved tenant experience. Oliver’s Yard now offers a modern, future-ready environment that blends design ambition with everyday usability.

With over 26 years’ experience in the construction industry Christian has joined Collins to bring additional leadership, consultant process and his design experience in the Cat A & B fit out market to the pre-construction team.
As pre-construction & design director, Christian co-ordinates all aspects of the design development and tendering while ensuring the expectations of the consultants are met. This will include challenging elements of the design to suit buildability factors, programme, budget, and providing a workable solution.
With previous roles providing support to clients through leading a respected MEP consultancy, and having built strong relationships throughout the industry as a trusted advisor, Christian brings this experience and knowledge to Collins to further enhance the client team experience throughout the pre-construction phases.
