The client, MMG Properties, wanted to upgrade the existing building services and amenities to create a tenantable Cat A space throughout five floors.

The project involved the strip out of all existing services, amenities and general finishes throughout, followed by a significant upgrade to the services infrastructure. Four floors were refurbished to a crisp Cat A and a further fifth floor to Cat B for the marketing floor.

With a Scandi inspired entrance foyer and amenities throughout, a comprehensive shopfront upgrade and a full conversion of the underground car park into modern artist studios and meeting room facilities, the building is now an attractive office space to many London companies. Further works included the refurbishment of two apartments at the rear of the building.

Collins, Knight Frank and Trehearne underwent several rounds of value engineering to achieve both the aesthetic and budget the client was after. Well documented change control and effective communication between parties ensured the process was completed efficiently.

The resulting works exceeded expectations; the stark difference between the dark office spaces followed by bright open plan floors was astounding, and a testament to the strong working relationship between Collins and Trehearne Architects.
